Phase 1:
West Ward Rehabs. Currently completing construction on five two-story, three bedroom, single family homes. These homes were gut-rehabilitated, brought up to current code, are Energy Star complaint and have all new roofs, windows, insulation, kitchens, hardwood and tile flooring, central heating and air conditioning, new electrical and plumbing and washer and dryer hookups. Financed by New Jersey Community Capitol, Raza Development Fund and United States Department of Housing and Urban Development Home Funds made available by the City of Newark. Prices range from $120,000 to $150,000 for qualified households.
Pride Garden:
Currently completing development of a community growing garden on 13th Avenue built in partnership with, and supervised by The Greater Newark Conservancy. The growing garden incorporated design input from both the community and the students of the 13th Avenue School. Hardscape improvements of the garden, including a retaining wall, paver walkway and planting boxes, were built by the Greater Newark Conservancy and members of its re-entry training program. Students from the 13th Avenue School participated in a planting day and will partner with the Greater Newark Conservancy in maintaining the planting boxes. The growing garden benefits from the a rainwater management system which collects rainwater from the roofs of adjacent homes in an underground tank that the students can later access via a foot pump to water the plants.
Phase 2:
Fairmount Choice Homes. Expected to begin construction of 17 newly built, three bedroom townhomes located on 21 lots in the spring of 2011. These homes will be Energy Star complaint and will include a spacious, open floor plan, an abundance of natural lighting, hardwood and tile flooring, central heating and air conditioning and a garage. Prices will range from $115,000 to $140,000.
Phase 3:
Fairmount Partnership Homes. Sites have been acquired and construction is expected to begin on all sites by December, 2010. These one-, two-, and three-family homes will be brought up to code, include modern amenities and benefit from Federal Neighborhood Stabilization Program funds made available by the City of Newark. Prices will range from $130,00 to $290,000.
Phase 4:
The expected adaptive reuse of a 25,000 square foot former state facility into a supportive housing facility. We are currently speaking with several prospective end users.
Phase 5:
The expected development of an estimated 45 unit mixed use rental building.
Additional phases: Will be determined as the buildout continues but will include and multiple purpose park, redevelopment of a 12,000 light manufacturing facility on South 12th Street, the new construction of a three story mixed use commercial building on Central Avenue and the rehabilitation and new construction of an estimated 15 additional one- to three-family homes located scattered sites throughout the neighborhood.
